Director, Residential Strategic Marketing full-time
The Director, Residential Strategic Marketing reports to the Senior Vice President and is responsible for providing strategic leadership of the marketing, branding and customer experience functions within the residential business unit across the asset, property and development management groups. This position is also responsible for crafting a cohesive brand strategy and message (for both employee and consumer audiences) for Bentall Kennedy Residential Services.
Responsibilities
The Director, Residential Strategic Marketing will have primary responsibilities as listed below:
- Leading the marketing function for the residential business unit and providing functional management to the residential marketing team;
- Supporting and facilitating the development of a national marketing strategy and approach based on the business unit’s strategic plan;
- Collaborating cross-functionally between asset management, property management and development groups to align practices on branding, marketing and customer experience for all properties in the portfolio (preliminary design in future development, pre development, under development and managed);
- Crafting and maintaining a consumer facing brand message and overall customer relationship experience strategy for the business unit to enhance leasing and market share;
- Ensuring adherence to established corporate and property brand and imaging standards;
- Leading branding, marketing and lease-up programs for new developments and major re-positioning;
- Establishing effective working relationships within the company and with external clients and be the point of contact on strategic marketing initiatives for properties;
- Overseeing and approve the annual marketing planning and budgeting process prior to delivery to asset management and/or clients;
- Identifying opportunities for innovation in marketing, customer experience and product development and championing creative initiatives, innovations and pilot programs throughout the portfolio to keep pace with market conditions and practices;
- Developing and maintaining relationships with creative agencies, marketing consultants and national suppliers;
- Maintaining a comprehensive knowledge of competitors and their products and staying abreast of consumer preferences, demographic trends and other market drivers;
- Capitalizing on opportunities for the promotion and development of the Bentall Kennedy Residential Services brand.

Qualifications

Experience – 5 - 10 years progressive experience in real estate, marketing, residential property management and customer experience.
- Solid understanding of residential/multi-family industry fundamentals and drivers in Canada preferred.
- Background in property management, real estate marketing, single family/ multi-family development or real estate investment management an asset.
- Education – Relevant post-secondary education in marketing, advertising or business administration. Marketing or real estate related diploma or certification and post-graduate education an asset.
- Relationship Skills – Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships with internal and external clients at all levels; ability to exercise confidentiality; committed to building relationships with industry peers and trade associations.
- Leadership Skills – Highly motivated and driven; collaborative attitude with strong people management and coaching skills; ability to adapt to multiple working and learning styles; ability to manage teams remotely; ability to provide strategic leadership as it relates to the functional area of the position.
- Organizational/Multi-Task Skills – Ability to allocate one’s time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant change; ability to use initiative and self-managing skills to work independently with minimal direction and respond effectively to issues that arise.
- Computer Skills – Advanced skills in Excel, Word, Outlook and PowerPoint required. Proficiency with Yardi an asset.
- Knowledge – Advanced understanding of marketing and customer experience concepts as they relate to the property management and residential development industries; familiarity with principles of branding, product development, social media and digital marketing; ability to interpret, organize and analyze data (including financial data); familiarity with applicable legislation in all jurisdictions in the portfolio concerning resident/landlord relations an asset
- Travel – Ability for frequent out-of-town travel
- License – Must have a valid driver’s license at all times during employment.
